So what is the deal?

When you opt for a tender process, you opt for design documentation and a building contract. There are also contract forms available for Interior design works. Find out more.
Comparing Apple to Apple
Documentations or tender drawings are done by the Architect after the design have been completed. The set of tender drawings are recorded in order to capture cost for the client. During the tender period, each pre-qualified contractor will price for their works on the contract documents provided by the consultants. In turn, the consultants will be able to evaluate the tender pricing fairly, apple to apple.
An artist impression of the space alone, is insufficient to capture cost or quantify the works.
‘’Not all finishes are made equal.”
Often, a construction project can run into problems in cost and project delay. Administered fairly by the Architect, also known as the contract administrator, the mechanisms in a building contract safeguards you in terms of cost and time. The design documentation which forms the tender drawings protects the quality aspect of your building.
Without a tender process and a building contract, you are leaving the construction of your building to chance.
